Should they stay or should they go?

I have some rentals and I have a couple that has rented from me for over a year now. They have paid their rent on time once. Sometimes they just scrape along a little at a time. We have been very patient with them. One time they couldn't pay all of their rent because of a death in the family (they have had so many deaths I don't think there is anyone left to die). We went over to mow and they were in the yard grilling a bunch of steaks. Now, he has lost his job and she lost hers. They sold some furniture and paid us $300. They are a month a half behind. Today I go by there unexpectedly and they are having fios (cable and internet) installed. He came running out telling me his father is paying for it because he knew he was caught. I told him he better get some money together and get it fast. Do you think I should make them go?

I'm a liberal and I would like to send them money....

    Business is business. You are there to make money not play mister nice guy. You held your end of the contract, its there turn to hold there end or get out. Just hope they don't trash it before they leave.

    A background check should shore up any defaulting on their payments in the past. IF you were to kick them out into the streets for instance, would you be able to fill the void of an empty living space in this economic termoil? I see people moving out of apartments and condos at an alarming rate lately. Make them sign another contract, this should get them to put more effort into getting income again to pay the rent.

    We are all hurting in some fashion right now. We have to hold peole accountable, make another contract with them, make them mow your lawn, make them clean your house, make them do other things for the time being to allow them some breathing room so they can get back on their feet, that's what I would do if I were in your shoes. It's time we all lend a helping hand to those who are in dire straits. Some of us have college degrees and still cannot find a job, or have a job that cannot suffice paying the basic necessities. If society can bend a little, things can become much better for us in the long run, and perhaps we will need less government programs for assistance.... In my living establishment here in Las Vegas, I have personally counted over fifteen families moving out of our gated community. This I have never seen before, this just goes to show that we are in bad shape, and people need a helping hand. When I have the opportunity to help someone in need, it gives me the strength to go on, and do something better for us as a people.

    How am I hater? I knew that they were semi-losers when I let them move in. I made them pay a large security deposit so I'm not out too much money yet. Thanks for the input.

    Gracie, you're being played, big time! Give 'em a 'second' chance? They've been late on their rent eleven times out of twelve ~~~ that's ELEVEN second chances right there.
    Their financial priorities obviously put steaks, bedroom furniture and TV sets ahead of squaring up with the landlady. That would be a clanging fire-alarm bell with me~~~ a huge, screaming neon sign advertising which is more important to them.
    If you're running a charity hospital for indigents and slackers, just keep right on with what you're doing, hon.
    You say neither of them have a job. If you choose to run your rental under sound business principles, file on them immediately. Betcha they'll cough up the back rent in a hurry, or you'll see the U-Haul parked out front pronto.
    Either way, you win.

    I was feeling sorry for them until yesterday. They don't really mean any harm they just have no sense. I know renters who play the system but it isn't really them. They are just pathetic but apparently don't see the seriousness of their dire straits yet!

    Hi, Gracie! I've been there as a landlord, as well as a Realtor and property manager for others. Every time, it's been my experience that once your tenants know they can take advantage of you, they will only get farther and farther behind. Yep. Press them for the rent, and suddenly their step-aunt Nancy wayyy out in Petaluma someplace suffers a massive heart attack!
    Ohhh, the humanity,,,,,,,

    That old gag is probably among the top-ten in the deadbeat renters' handbook.

    Next time their favorite family relative suffers a tragic demise [ we're up to FOUR already? ] tell them NOT to attend the 'funeral.'
    Tell 'em stay home and send flowers. Otherwise, they might find the sheriff has padlocked their Happy Home behind them!

    Speaking of gags, did we miss one on the Poll questions?

    Thanks Beer, not only do their family members die, they have to go out of town and claim the body? How many times does that happen? He's not even a good liar but I do feel bad because his wife always makes him to the dirty work. They could just call but no he has to come with his "woe is me" face and I hate to see him show up at my door. I know when they are lying I deliver their stupid mail!!!

    BTW, look on the bright side,,,, if neither Mr nor Mrs Deadbeat have a job, why,,,, they'll have THAT much more time to pack dishes and load furniture. Maybe they can yardsale that bodacious four-thousand dollar bedroom suite.,,,,

    i'm concerted a liberal sometimes but i say give them the boot its unfair to you and it unfair for a family thats willing to work hard to pay the rent, you have given them so much slack i think they are taking advantage of you kindness and i find that sick!! i hope they don't have kids 0_o =c anyway my point kick them out of there fat lazy asses!!!

    I don't think I can. We had problems with a next door neighbor bothering one of our tenants. I couldn't get them for trespassing because when the tenants are occupying it the rights go to them and they are the ones who have to press charges or whatever and they were scared of the neighbor. The guy chased the poor kid around with a barbell and said he was going to kill him. Neighbors were witnesses to the whole event but they wouldn't charge him (the barbell was still sitting there) because he wouldn't press charges because he was already intimidated. Our city police will go out of their way not to arrest anyone. You really have to antagonize them before they will press charges. It's a small city.

    They are obviously taking advantage of the fact you have let them slide for over a year and they can continue to try and fool you. I would tell them that you are giving them one warning, the next time they are late on their rent and you are gonna evict them, or just serve them with eviction papers now cuz they are obviously scammers who think they can take advantage of nice people.

    Their lease ended in September. I didn't renew it because I didn't want to keep them. They will be banished.

    Not guilt 270 they will seal their own fate. They have no money to go anywhere else except perhaps with family. They need to learn to take responsibilities for their actions they are not teenagers. I don't think they will learn a thing by this.

    I do know that Irish, I got that on about the fourth family death. They must really think we are stupid. I've already given them notice. They pay a late fee every month. How smart is that when you don't have much money. It's a way of life for some people. It's unanimous they must go.

    they are just feeding you stories gracie! its more like they want to spend what they earn on the things they want and housing isn't important enough for them!they look like the type that want things when they can't afford them.so they skimp on the rent and feed you sob stories.

    Hey Mr. Army, that is one reason that I have worked with them. They are clean and I don't think they will trash it. They are just kind of lazy and irresponsible. That is the way they live. I live in a fairly small town and I deliver mail. I know most of the deadbeats because they usually move all over town.

    Well if you can put up with the lazy kid syndrome then let them stay, you would most likely sit on it with no rent at all if they were not living there. I would make them work it off if they cant pay.
