I have some rentals and I have a couple that has rented from me for over a year now. They have paid their rent on time once. Sometimes they just scrape along a little at a time. We have been very patient with them. One time they couldn't pay all of their rent because of a death in the family (they have had so many deaths I don't think there is anyone left to die). We went over to mow and they were in the yard grilling a bunch of steaks. Now, he has lost his job and she lost hers. They sold some furniture and paid us $300. They are a month a half behind. Today I go by there unexpectedly and they are having fios (cable and internet) installed. He came running out telling me his father is paying for it because he knew he was caught. I told him he better get some money together and get it fast. Do you think I should make them go?

I think you should make them go because.....
...Enough is Enough! Hmmm, Eight is Enough (of course you apparently gave them more months than that!)However, I suggest you make it easy on yourself (while insuring that they really are off the property at the same time.) Just make a surprise inspection at night while they are asleep (since most rental contracts I've ever signed have some inspection clause at the landlord's discretion...at least as I remember it,) and take enough rope to tie up both the occupants together.
Then DO it! Tie them up, buckle them in the backseat of the car (Give 'em rooffie's if you need to in order to keep them sleeping, and drive out to a Kansas hospital...or is THAT in Missouri? I guess you'll have to "Show Me!")
When you get there, tell one of the orderlies, "I am fed-up with these 'young-uns.' I am done with them! See to it that they get a good home, if you can, but if they are given to a bad home,...SOL! It's just what they deserve!"
(Even though I'm not at all serious about the previous, I hope that I gave you a most excellent laugh,...and...like...an excellent adventure with Bill & Ted! Dude!) :}

I have really mixed feelings answering this one. I'll tell you why. We lost our house in May due to this economy and compounded by my husband not working. Thank God all our children are grown and gone. So it really wasn't a hardship on us Anyway...we are renting now. The last couple of month have been really tuff . We are not up on our feet and have been late once. We no longer go out to eat, can't tell you when the last time we went out....have cut out all extra spending. No more new clothes, shoes get resoled at the shoe repair. Use our cell phones and have no landline. Basic cable no pay channels. I am the only one working and working 3 jobs. He gets a job here and there, and things are starting to pick up for him. We have been really struggling to make ends meet. We have done so many different things to survive and get the rent in on time. But your people sound to be outright lying to you. I would probably give them their walking papers. And I would never use the excuse of a family member passing. That will come back to really bite them in the A**.I think you should make them go because.....

I think you are being fair. They have agreed to pay you and they have not. I would probably make them go if I did not at least see an effort on thier part to pay something. I ate a bunch of Ramen Noodles when I was a young renter...lol.I think you should make them go because.....
Everyone falls on hard times, and sometimes "when it rains it pours", but.....these people have been BLATANTLY lying to you. That shows they don't respect you. Don't put yourself thru the aggravation. And if you start having second thoughts...just think about all the crap they'll leave you to clean up when they leave.I think you should make them go because.....

You are feeling like they are using you and nothing is more right than your gut feeling. It sounds as if you have given them ample opportunities to mend their situation, and they are only going to behave in a manner you allow.I think you should make them go because.....
They are deadbeats!But as a landlord, I would like to see you take them to court on this! Because if there is a paper trail, when they come looking at my house, and I check them out on courts.com I can find that they are deadbeats!!! Help yourselves, but help out the rest of us too!

...they're never going to be reliable in paying their rent. They have established a pattern that is very unlikely to break. But tell them to go the right way:(1) Write them a notice and have it sent by certified mail...
(2) Demand immediate payment for all due bills...
(2b) Seek an eviction order if they do not do this.
(3) Inform them that on the next instance of the rent being late by X days (you decide what's reasonable) that they will be evicted.
(4) Seek an eviction order the first time that they are late beyond X days.
(5) Thoroughly research the financial and renting history of the next occupants of your space.

Renting a home is a business - you need to pay your bills and they need to pay theirs. Do you think if you didn't pay your mortgage the bank would just feel sorry for you and let you stay? It seems to me your tenants are from the Entitlement mind-set and you're allowing yourselves to be duped!I think you should make them go because.....
I think they should go. They should have had their father pay for their rent instead of a luxury like cable. Chances are they will just fall farther behind and when you do finely evict them they will owe way more than a month and a half. And will probably leave the place trashed costing you even more for repairs.Give them a "pay up or get out notice" and watch how fast they come up with the money.
