But, I would definitely, opt for the motor home option as my favourite spot. Is around the mountains and you can't climb a mountain in a boat. It would have to be a big motor home though as I like plenty of room for the cat to be able to swing from the chandeliers.

Have no desire to be on a boat in a storm or tornado/hurricane.
You can boat into the bay of a city, moor your vessel, and go ashore from there. It is much more enjoyable than attempting to park your giant RV somewhere on the outskirts of a city.
Plus your lodging is elegantly floating on the bay when you wish to return after exploring/partying.
"Do you want to move this party to my boat?" sounds a lot more inviting than "Lets go hangout in my motor-home."
When living in NY, I owned a 36 foot sail boat, which was documented and moored at Allan Treman State Marine Park Marina on Cayuga Lake. No real estate or school taxes, total guarded security, no lawns to mow. Many times we sailed to Fairfax and Toronto, Canada across Lake Ontario....could have gone up the St. Lawrence River and out to the Atlantic Ocean. We also went through the NY canal system and observed the fireworks at the Statue of Liberty during the U.S. Bi-Centenial.
However, sailing is hard work. Now that we are retired, we are looking for an RV.
